Independence Excavating has played an integral role in transforming the 87-acre Valor Acres development in Brecksville, Ohio, from a former hospital campus into one of Northeast Ohio's premier mixed-use destinations. Developed by DiGeronimo Development, the multi-phase project is creating a vibrant live-work-play community featuring corporate offices, luxury residential, hospitality, retail, entertainment, and public gathering spaces. Construction is ongoing.

IX's involvement began with the demolition of the former Brecksville Veterans Affairs Hospital campus, where crews completed environmental remediation, demolished more than 16 interconnected buildings, recycled approximately 60,000 cubic yards of concrete for on-site reuse, recovered more than 7,000 tons of scrap metal, and performed engineered backfill to prepare the site for redevelopment. This sustainable approach minimized waste while providing recycled aggregate for future construction across the development.

Following demolition, IX seamlessly transitioned into site development, performing mass earthwork, grading, erosion control, and building pad preparation throughout the property. The team continues to install the underground infrastructure supporting the development, including sanitary sewer, storm sewer, waterlines, and roadway utilities serving the DiGeronimo Companies headquarters, residential neighborhoods, commercial buildings, and future phases. As part of the residential development, IX relocated an existing sanitary sewer by installing approximately 3,500 linear feet of new sewer and constructing a 16-foot-wide by 6-foot-high reinforced box culvert to accommodate the site's new layout.

As construction progresses, Valor Acres is becoming a landmark destination in Northeast Ohio and a showcase of Independence Excavating's ability to self-perform every phase of complex site redevelopment—from demolition and environmental remediation to mass excavation, underground utilities, and complete site infrastructure. The project exemplifies IX's capability to transform challenging sites into thriving communities while safely delivering the expertise, equipment, and resources required to execute large-scale, multi-phase developments from concept through completion.
